Reinventing Green Building

Reinventing Green Building is an insider’s critique of why certified green buildings are failing to provide large-scale carbon reduction. It is a potent vision for the future that the green building industry needs NOW.

LEEDv4

In its first three years on the market, LEEDv4 registered less than 5% of all new LEED projects, with the balance going to the cheaper and easier-to-understand LEED 2009. This does not bode well for the future of new project registrations, now that LEEDv4 is the only LEED system available for project registrations.

LEED Project Certifications in Commercial Interiors

LEED project certifications in commercial interiors increased in 2016 after falling in 2014 and 2015. Retail project certifications also increased. Still, both totals are very small compared to the huge size of both 86 billion sq.ft. of nonresidential floor space and 1.1 million retail buildings.

2016: LEED in (Reverse) Motion - Part 3

In 2016, nonresidential new construction and core and shell LEED certifications fell 21% below 2015 levels, to only about 1,500 projects, down about one-third from the peak in 2013.

About Jerry Yudelson

Jerry Yudelson is a LEED Fellow, Federal GSA National Peer Professional and the author of 13 books on green buildings, water conservation, green homes, green marketing and sustainable development. He has been involved in the green building movement since 1997 and co-founded the first USGBC chapter, Cascadia, in 1998. Jerry also served for six years as chair of the steering committee for Greenbuild, the largest green building conference and trade show in the US. He was one of the first ten faculty members in the US for the LEED system and has trained nearly 4,000 building industry professionals in the LEED system.

In 2014 and part of 2015, he served as president of the Green Building Initiative (GBI), a national nonprofit and the US provider of the Green Globes green building rating and certification programs.

Jerry is a registered professional engineer with more than 25 years’ experience. He holds engineering degrees from Caltech and Harvard University and an MBA (with highest honors) from the University of Oregon. He was a Rotary Foundation Fellow for graduate work in engineering at the Technische Hochschule in Aachen, Germany.

PACE's services are worthy of review since it offers financing for projects in all categories. Laws can be reviewed per state and each program has limited funding.

What is PACE?

pacenation logoPACE (Property Assessed Clean Energy) is a simple and effective way to finance energy efficiency, renewable energy, and water conservation upgrades to buildings. PACE can pay for new heating and cooling systems, lighting improvements, solar panels, water pumps, insulation, and more for almost any property – homes, commercial, industrial, non-profit, and agricultural.

Property owners across the US are using PACE because it saves them money and makes their buildings more valuable. PACE pays for 100% of a project’s costs and is repaid for up to 20 years with an assessment added to the property’s tax bill. PACE financing stays with the building upon sale and is easy to share with tenants. State and local governments sponsor PACE financing to create jobs, promote economic development, and protect the environment.

 

Commercial PACE

PACE is an innovative program that makes it possible for owners of commercial and industrial properties to obtain low-cost, long-term financing for energy-efficiency, water conservation and renewable energy projects.

PACE statutes authorize municipalities and counties to work with private sector lenders to provide upfront financing to property owners for qualified projects, and to collect the repayment through annual assessments on the property’s real estate tax bill. The term of PACE financing may extend up to 20 years, resulting in utility and other cost savings that exceed the amount of the assessment payment. PACE legislation for commercial property has been adopted in 29 states and the District of Columbia.

Residential PACE

PACE may prove to be the most effective way to pay for energy improvements for homes. Available now throughout California, PACE is saving money for homeowners, creating jobs, and helping local governments achieve important environmental goals.

PACENow supports and encourages new residential PACE programs that can help home owners and local governments achieve their goals. We endorse programs and PACE service providers that are meeting marketplace needs at high standards that protect the interests of all PACE stakeholders.

PACENow provides advice and guidance for those interested in starting residential PACE programs. We recommend a number of PACE best practices, many of which were developed in conjunction with the US Department of Energy in 2010.

Thanks to the MWD folks for approving $350mm more in rebate funding.

Green Project Marketing and its partners are working hard to assist consumers and businesses with turf removal, toilet retrofits to reduce water usage.

For the turf removal, the MWD board was correct to reduce commercial rebates as they were taking too much of the pie - $1/square foot up to $25,000 annual maximum.

For residences, now $2.00 sq. ft, up to $6,000 max.  LADWP is offering the $1.75/sq. ft incentive bringing a 1,500 sq. ft. project to $5,625 rebate.

Take advantage of this program today as funding reserves will fill up fast.

MWD claims in the article, if the agency were to continue funding the program at $450 million after this year, it would result in a "very significant" rate increase — or about 7% for every $100 million in funding.

Over the last four years since its groundbreaking, the Bullitt Center has not disappointed.  There are so many wonderful systems in place on this property, but it is worth taking the time to read the various articles and technical specifications.

Seattle's Bullit CenterIf you have been faithful to LEED for years, there may be some push back about learning more about The International Living Institute. Regarding the building's many features, click HERE to learn more. The International Living Future Institute is a hub for visionary programs.

It administers the Living Building Challenge, the built environment's most rigorous and ambitious performance standard. ILF is the parent organization for Cascadia Green Building Council, a chapter of both the United States and Canada Green Building Councils that serves Alaska, British Columbia, Washington and Oregon. It is also the home to Ecotone Publishing, a unique publishing house dedicated to telling the story of the green building movement's pioneering thinkers and practitioners.

I say keep up the good work, test, measure, promote, educate, incorporate into as many new buildings as possible - repeat the process.

Well, kudos to Gov. Brown for taking some drastic action on CA's water issues.

Californians do not know for sure what the latest drought cycle is, but we do know that it is time to take action to the next level.  Cities throughout the state have not been idle. There are amazing statistics on water usage reductions even though the population has increased steadily.

Here are some of the key actions taken by Sacramento:

Other elements of Brown's order would:

--Require golf courses, cemeteries and other large landscaped spaces to reduce water consumption.

--Replace 50 million square feet of lawn statewide with drought-tolerant landscaping as part of a partnership with local governments.

--Create a statewide rebate program to replace old appliances with more water- and energy-efficient ones.

--Require new homes to have water-efficient drip irrigation if developers want to use potable water for landscaping.

--Ban the watering of ornamental grass on public street medians.

--Call on water agencies to implement new pricing models that discourage excessive water use.

--Require agricultural to report more water usage information to the state so that regulators can better find waste and improper activities.

-Create a mechanism to enforce requirements that water districts report usage numbers to the state.

It's not new news that California is in a multi-year drought. Local governments have promoted and driven this fact so hard into the average business and consumer that it is starting to sink in about conservation. Oh, and some very attractive rebates may be speeding up the process.

Local and state water officials have praised the multimillion-dollar program. Thousands of southern Californai residents have applied for financial incentives to replace grass with drought-tolerant plant

Metropolitan Water District (MWD) is allocating $85.6 million has allocated for grass replacement rebates. The program has about 60% slated for commercial customers. Commercial entities, including golf courses and large businesses with huge lots will receive about $51 million. Residential customers are to receive about $34 million.

The newest updates to the state Green Building Code, better known as “CALGreen,” will be effective on January 1, 2014.  Are you prepared?

CalGreen LogoCALGreen, the nation’s first statewide green building code, was originally developed in 2008 has been a mandatory part of the building code since January 1, 2011. CALGreen establishes uniform minimum green building standard aimed at reducing the environmental impact of residential, commercial, and public building construction practices.

CALGreen applies throughout the full life of a building – from design to construction, operation and occupancy – and focuses on a wide variety of issues from energy efficiency, water efficiency and conservation, to indoor air quality.  The code applies to all new construction and most tenant improvements.
